Track Record Assets was founded with a clear focus: acquire, improve, and operate workforce housing communities through a disciplined, process-driven approach. We believe that multifamily housing is a foundational asset class, and that the greatest opportunities for value creation exist in communities where operational improvements and capital investment can make a measurable difference in both property performance and resident quality of life.
Our investment philosophy is built on three pillars: buy right, finance right, and operate right. This framework is designed to create margin of safety in every acquisition through disciplined entry pricing, conservative debt structures, and in-house operational control. We do not rely on aggressive assumptions or speculative growth projections to make an investment work.
We believe the best way to serve our investors is through transparency, consistent execution, and accountability. Every decision we make is informed by data, grounded in process, and communicated openly to the investors who trust us with their capital.
Our focus on workforce housing is intentional from an investment perspective. Class B and C multifamily properties serve a demographic with historically stable demand. Working families who need affordable housing. By investing in targeted upgrades. Unit renovations, amenity improvements, and operational efficiency. We aim to drive rent premiums, reduce vacancy, and increase net operating income, which may contribute to long-term asset value for investors.
The communities we target are often in markets experiencing strong employment and population growth. We evaluate supply dynamics, submarket rent comparisons, and demographic trends to identify properties where our value-add approach may be well supported by local market fundamentals.

Co-Founder & CEO
Trey Stone is a multifamily real estate investor and syndicator who purchases troubled apartment complexes and transforms them into flourishing communities. He has worked with over 450 investors across 21 successful exits, building his portfolio up to 6,304 units and garnering $100M in new value added to the properties he has revived.
Trey served as President of The Houston Apartment Association and has won the Owner of the Year Award at the local, state, and national levels.

Co-Founder
Ian Stapleton has built a 12-year career developing a YouTube channel dedicated to the gaming industry, cultivating a community of 25 million subscribers. Known online as 'SSundee,' Ian also owns a gaming development company and is a U.S. Air Force veteran.
Ian and Trey are now bringing awareness to multifamily real estate investing and its positive impact on communities.

Nick Shaffer has built his career on hands-on investing and a passion for helping others achieve financial freedom through real estate. At Track Record Assets, Nick leads syndication strategy and capital execution, ensuring each project is structured for transparency, performance, and long-term success.

Brandon Fulep has spent his career at the intersection of finance, sales, and real estate. Prior to joining Track Record Assets, Brandon served at Open Door Capital, where he helped raise over $5 million in 60 days and secured more than $2 million in reinvestments.
He combines financial expertise with a people-first approach to investor communication and relationship management.

With two decades of experience in commercial real estate, Jared brings deep expertise across underwriting, acquisitions, and asset management. He has analyzed hundreds of billions in transactions spanning every major property type.

Patricia Garcia is an accomplished accounting professional with over 25 years of experience in Finance, Mortgage Servicing, and Management. She oversees all financial aspects of the multifamily property accounts, ensuring accurate financial operations, compliance, and strategic financial planning.

Jollie is an accomplished Regional Manager with over 33 years of industry experience across Class-A, Lease-up, Acquisitions and Renovations. She has received the Houston Apartment Association's Honors Award for Property of the Year.
